His heirs were Tyler and Spooner great-nephews and nieces, who sold in 1838 to Alexander Robertson of Hoe Place, Woking owner of other land in Merrow (1408/8). After rationalising his holdings in 1840 by means of an exchange with the Hospital of the Holy Trinity, or Abbot's Hospital, in Guildford (1408/12), Robertson sold the land off piecemeal. From 1853 the area was being developed, both by the building of large houses along the London Road, including Merrow Grange, Parklands and Uplands, and by the laying out of new roads, such as Boxgrove Road (see 1408/16 and 18) and Horseshoe Lane.
